How Long Does A New Roof Last?
While a shingle roof can last anywhere from 25 to over 50 years, it depends on the material and installation quality. Metal roofs can last over 50 years with proper care. A slate roof can even last up to 100 years. Shingles are the most common roofing material in New Jersey, but even with a 50-year shingle or a “lifetime” shingle, there are a few factors that significantly affect the longevity of a roof.
Three-Tab Shingles: 15 to 25 Years?
Unfortunately, we see too often that a three-tab shingle roof, which is supposed to last 25 years, tends to break down prematurely and needs residential roof replacement services after only around 15 years. Of course, in some situations, they will last the full 25 years, but at around years 15 to 20, you should realize that it will most likely need a lot of help.
Architectural Shingles: 30 to 50 Years?
While architectural shingles are the longest-lasting asphalt shingle for your roof, it is common to see these roofs start to deteriorate after 20 years, even though they might be advertised to last 50 years. Often this is due to issues such as extreme weather conditions, poor ventilation, and poor

Since there are so many variables, we are only able to give a ballpark price for roof replacement services. Townhouses alone can easily vary in size between 600 and 1,000 square feet, so pricing for a townhouse could be between $4,000 to $7,000.
